What determines the outcome
When we assess the potential revenue a mountain house can generate, we look at the same five factors that determine whether the house is a good fit for our network. Read more about our selection criteria.
Proximity to the slopes and ski lifts, or a location with unique views. The location sets the baseline for both demand and pricing.
A consistently high standard in the bedrooms, kitchen and communal areas. It is this standard that underpins the pricing structure over time – and determines the sort of guests the property attracts.
Houses with space for larger groups – typically 4–24 guests – featuring separate communal areas, cater to the most valuable segment in Sälen: multi-generational families, groups of friends and businesses.
The proportion of the peak season during which the house is available for rent has a greater impact on the outcome than almost anything else.

Pricing architecture
Sälen has a clear seasonal pattern – and this forms the basis for how a premium property is priced. Christmas, New Year and the winter half-term have a completely different price level to a typical winter week, which in turn differs from the summer and pre-season.
We use dynamic pricing across the year’s seasonal periods: each period is priced against comparable properties in the premium segment and adjusted on an ongoing basis in line with demand. A well-positioned property never needs to compete on price – it competes on the experience it offers.

The house is let out during selected peak-season weeks. You prioritise your own use of the property and let it be let out to cover selected peak periods.

Full commercial availability throughout all seasons, for those who view the property purely as an investment.

A larger market
Scandinavian Mountains Airport has changed Sälen’s reach. The mountains, which were previously effectively a Swedish and Norwegian market, can now be reached directly via international flights – and with that come guests with different expectations and a different willingness to pay.
For properties in the premium segment, this means a broader target audience than the traditional Swedish holiday home market: international groups looking for a complete mountain experience, not just somewhere to stay. That is the demand our network and our distribution partners are equipped to meet.

We do not publish any standard percentages – every agreement is unique. However, the model is always the same, and always transparent:
Everything the house provides during the period – accommodation and any extras included with the house.

However, profitability depends on location, standard and availability – which is why we always start with an individual assessment rather than a standardised calculation.
