Cottage lettings in Sälen vary from one provider to another. With us, there are six steps, a clear division of roles and full transparency every step of the way. Here’s exactly what happens when your cottage becomes part of Management of Sälengodset.

Individual assessment

Tell us about your house. Within two working days, we’ll get back to you with an honest assessment of whether the house is a good fit for our network – and what a partnership would mean for you specifically. If the house meets our criteria, we’ll arrange a viewing – we always view the property before any contract is signed.

Terms and Conditions

We go through the whole arrangement before anything starts: the agreed commission, the term, your own weeks and the terms regarding termination. There are no fixed fees – and every deduction is clearly itemised in the statement.

Presentation and photography

Professional photography and a presentation that does the property justice – through the right channels, aimed at the right target audience, under the Sälengodset brand.

Pricing and launch

The property is priced per season in comparison with similar premium properties and is adjusted on an ongoing basis in line with demand. You can read about the factors that determine the price under how much your house can generate.

Guests and operations

We take care of everything: enquiries, bookings, guest communication, check-in, cleaning, inspections and day-to-day supervision – with Husets AI responding to guests round the clock, week after week, throughout the season.

Reporting and settlement

You keep track of bookings, revenue and the condition of the property on an ongoing basis in your own owner portal – and check each statement item by item.

The guest experience that protects your home

Every guest accesses the property via their own digital portal: booking, digital check-in, arrival information, optional extras and check-out, all in a single process. And each property has its own digital host – The House’s AI, trained specifically for your house, and available round the clock.

For you as the owner, this means fewer disruptions, fewer mishaps in the property and guests leaving it in better condition – what’s more, the door code is only released once payment and check-in have been completed.

What protects your home – and what happens when something goes wrong

Digital check-in – we know who’s staying in the building

Before arrival, the guest registers the entire travelling party and signs the booking terms and conditions digitally. There is no anonymous key handover – each stay is linked to a named person.

Inventory and documentation

The condition of the property is systematically documented at check-in and check-out. Each stay generates cleaning and inspection records using checklists – which are completed, tracked and finalised before the next guest arrives.

If something breaks

The guest is always liable for any damage they have caused. Any issues are noted on the check-out checklist and in the cleaning team’s reports, documented and dealt with in accordance with our procedures – and you can track the matter via the owner portal.

The door code as a lock

The code is only released once payment has been completed and check-in has been carried out – and you can schedule code changes yourself via the owner portal.

Your role as an owner

You can block out weeks for your own stays in the owners’ portal, approve major works on the building and check the statements – if you wish. None of this is compulsory: many owners log in because it’s nice to see the building being managed, not because they have to.

The process described above applies to properties that fit into the network – properties where the location, standard and capacity are all up to scratch. We decide this together during the individual assessment, and we’ll be honest if the property isn’t quite ready yet.

Frequently asked questions

About the process

Is the partnership exclusive?

We operate two models. In the exclusive model, Sälengodset is the property’s sole letting agent and takes full responsibility – for planning, cleaning and all aspects of the letting process. In the flexible model, we let out the weeks that are available, whilst you, as the owner, take care of everything else. We’ll discuss which model is best suited to your property during the individual assessment.

How long does it take from the first contact to the first guest?

It depends on the property’s current condition. Following the valuation, you’ll be given a clear timeline – the photography, presentation and pricing will be arranged as soon as the contract is in place.

Who sets the prices?

We set prices per season based on comparable premium properties and adjust them on an ongoing basis in line with demand. You can view the pricing in the owners’ portal, and we always explain the reasoning behind the prices.

Do I have to do anything myself during the season?

Very little. You simply block out the weeks when you want to use the house yourself – we take care of guests, day-to-day running and cleaning. All that remains for you, as the owner, is to take out insurance for the house and decide on any major maintenance, always based on the information we provide.

How are cleaning and maintenance handled?

Cleaning after every stay, documented inspections and maintenance planning via our local partner network – all coordinated and traceable.

What happens if something breaks?

Guests are always responsible for any damage they cause. The condition of the property is documented at check-in and check-out; any discrepancies are noted on the checklists, and the matter is dealt with in accordance with our procedures. You must always approve any major repairs yourself before they are carried out.

How will I be paid?

Revenue is shown in statements which you review item by item in the owner portal before payment is made. Your share is the revenue minus the agreed commission.

Can I keep track of bookings as they come in?

Yes – bookings, occupancy and the property’s status are updated continuously in the owners’ portal, not in an annual report.

How much will I earn from letting the property?

The honest answer is: it depends on the house. Read more about the factors that influence revenue – and then request an individual assessment to find out the situation regarding your specific house.

What rules apply when I let out my holiday cottage in Sälen?

The letting of private accommodation is governed, amongst other things, by tax rules and the terms and conditions for guests. We use clear, digitally signed booking terms and conditions for every stay and go through what applies to your specific property during our first conversation – so that the let is on the right footing from day one.

How is income from letting property taxed?

When letting out a property privately, you are generally entitled to a standard allowance of SEK 40,000 per year, plus further allowances depending on the type of property, before any surplus is taxed as investment income. The rules depend on your circumstances and are subject to change – always check the current rules at The Swedish Tax Agency. The annual summary in the owners’ portal provides you with a ready-made basis for your tax return. We do not provide tax advice.
