- Booking conditions for brokered holiday homes
1. introduction
These general terms and conditions apply to all tenants who book holiday homes via Sälengodset. Sälengodset acts solely as an intermediary for bookings and is authorised by the property owner to approve booking requests on their behalf. However, the rental agreement itself is concluded directly between the tenant and the property owner. By confirming a booking, the tenant accepts these terms and conditions, which regulate the booking process, payment terms and other agency terms. The tenant also confirms that the property owner is the legal contracting party in the rental relationship and is responsible for the accommodation during the rental period.
2. Booking and payment
2.1. Rental periods
2.1.1 Available rental periods include ”Sunday to Sunday”, ”Sunday to Thursday” and ”Thursday to Sunday”.
2.1.2. Check-in is from 4 p.m. on the day of arrival, and check-out must be completed by 10 a.m. on the day of departure.
2.1.3 Rental periods may vary during certain weeks depending on availability and confirmation from Sälengodset. If a tenant wishes to book outside the regular rental periods, they are encouraged to contact Sälengodset to discuss availability and possible alternatives.
2.2. Age requirements
The minimum age for booking a holiday home is 27 years, and at least two people in the party must meet this requirement. These two persons must also be present in the accommodation for the entire rental period. The tenant is responsible for compliance with this rule, and if it is found that this requirement is not met, Sälengodset reserves the right to cancel the rental relationship without refund.
2.3. Terms of payment
2.3.1 An initial booking confirmation of 20 % of the total rental amount is payable within 5 days of booking. Payment instructions for payment will be sent by e-mail or post. The booking is only confirmed when the payment of the booking confirmation of 20% has been received.
2.3.2. The remaining 80 % of the rental amount shall be paid no later than 60 days before arrival.
2.3.3 For bookings made within 90 days of arrival, full payment is required at the time of booking to confirm the reservation.
2.3.4. If payments are not made on time, the booking may be cancelled without refund of the paid booking confirmation.
2.4. Price adjustments
2.4.1. Sälengodset reserves the right to adjust rental prices based on demand, availability or other factors. If a price change occurs before the reservation is confirmed, the Renter will be notified and given the opportunity to accept the new price or cancel free of charge. However, once a booking is confirmed, the agreed price will apply and no price changes will be applied to that booking.
2.5. Digital check-in and identity verification
Tenants may be required to complete a digital check-in before arrival. Digital check-in means that the tenant must provide certain information online before the stay, including:
- Number of guests who will stay in the cottage
- Full name and legal ID number of the person who made the booking
- Uploading copies of legal ID documents
If digital check-in is required and the tenant does not complete it within the specified timeframe, access to the accommodation may be denied without refund.
2.6. Cleaning and waste management
2.6.1 The tenant is responsible for leaving the accommodation in the same condition as on arrival and must follow the check-out checklist before departure. Final cleaning is included in the price, but this does not mean that the accommodation can be left in an untidy condition. If the checklist is not followed, additional charges for extra cleaning or handling may apply.
2.6.2. furniture shall remain in its original place and all waste shall be sorted and transported to the designated bins before departure. It is not allowed to leave rubbish in the accommodation, including in rubbish bins or dustbins.
2.6.3 Recyclable waste (glass, cardboard, plastic, etc.) must be transported by the tenant to the nearest recycling centre, unless otherwise stated in the booking information. Some properties offer waste collection as an additional service - please contact Sälengodset for more information.
2.6.4. If the accommodation is not left in a proper condition or if waste disposal is not followed as instructed, additional charges may apply.
3. cancellation and refund
3.1. Tenant cancellation policy
3.1.1. All cancellations must be made in writing by email to info@salengodset.se.
3.1.2 In the event of cancellation more than 60 days before arrival, the tenant is entitled to a refund, less an administrative fee of SEK 6000.
3.1.3 In case of cancellation less than 60 days before arrival, the Renter is obliged to pay the full amount of the rental, and no refund will be made, regardless of the reason. The hirer is encouraged to take out travel insurance to cover unforeseen events, such as illness or other obstacles that prevent the trip.
3.1.4. The tenant confirms that these rules are in place to provide fair compensation to the property owner, as it can be difficult to find a replacement booking at short notice.
3.2. Cancellation by the property owner
3.2.1 If the property owner has to cancel a confirmed booking due to unforeseen circumstances (e.g. damage rendering the accommodation uninhabitable), Sälengodset will make reasonable efforts to find equivalent alternative accommodation for the tenant.
3.2.2 If no suitable alternative is available, the full amount paid will be refunded to the tenant.
3.2.3. If a booking has to be cancelled by the property owner and no alternative
accommodation can be offered, the sole responsibility of Sälengodset and the property owner is to refund the rental amount paid by the tenant. Neither Sälengodset nor the property owner can be held liable for any additional compensation, indirect costs or damages, including but not limited to lost travel expenses, change of holiday plans, loss of earnings or other financial losses.
3.3. Force Majeure
3.3.1 If a force majeure event (e.g. natural disaster, war, pandemic or government decision) prevents the tenant from using the accommodation, Sälengodset will in the first instance endeavour to offer rebooking.
3.3.2 If rebooking is not possible, the cancellation conditions set out in section 3.1 apply:
- In case of cancellation more than 60 days before arrival, the rental amount will be refunded minus an administrative fee of SEK 6,000.
- In the event of cancellation less than 60 days before arrival, there is no refund and the tenant is responsible for the full rental amount.
3.3.3. Neither Sälengodset nor the property owner is liable for any additional compensation beyond reimbursement under the regular cancellation terms.
4. Use of the accommodation
4.1. For residential purposes only
4.1.1 The tenant agrees that the accommodation may only be used for residential purposes. Commercial activities, including events, photo shoots or business activities, are strictly prohibited.
4.2. Prohibited activities
4.2.1. The tenant must not carry out illegal activities in the accommodation. Violation of this provision may lead to immediate cancellation of the rental contract without refund and may be reported to the relevant authorities.
4.3. Subletting and transfer
4.3.1 The lessee may not rent, transfer or otherwise pass on his/her booking to a third party without the written authorisation of Sälengodset
5. Deposit and tenant's responsibility
5.1. Deposit fee
5.1.1. A deposit, to be used as security for the proper fulfilment of the Tenant's obligations under this Agreement, may be required and specified in the Booking Confirmation.
5.1.2 The deposit will be refunded within 14 days of departure, provided that no damage or offence has occurred.
5.2. Liability for damage
5.2.1. The Tenant is liable for any damage that occurs to the accommodation, its furnishings or associated property during the rental period, regardless of whether the damage is caused by the Tenant himself or accompanying guests. The Tenant must immediately report such incidents to Sälengodset.
5.2.2. Extra cleaning charges may apply if the accommodation is not left in accordance with the specified guidelines.
5.3. Charging of electric vehicles
5.3.1 Charging of electric vehicles is only allowed at marked charging points.
5.3.2. unauthorised charging of electric vehicles may result in an additional charge as well as liability for any electrical or other damage resulting from improper use.
5.4. Insurance
5.4.1 The tenant is recommended to have a valid home, travel and liability insurance covering any incidents, accidents and damages to the rented accommodation during the rental period.
6. Right of access and inspection
6.1 The agent or property owner reserves the right to gain access to the accommodation with reasonable notice for inspection, repair or maintenance.
6.2. In emergency situations, access may be granted without prior notice to ensure the safety of the accommodation and its occupants.
6.3. The tenant authorises the access of service personnel to the accommodation for maintenance or repairs if necessary.
7 Complaints and dispute resolution
7.1. Reporting of problems
7.1.1 Any deficiencies or problems with the accommodation must be reported to Sälengodset within 24 hours of check-in so that the necessary action can be taken. Contact details for reporting faults can be found in the booking confirmation and in the accommodation's information folder.
7.1.2 Complaints submitted after check-out may not be considered.
7.2. Resolution of disputes
7.2.1 Disputes shall be resolved amicably between the parties in the first instance.
7.2.2 If a dispute cannot be resolved by agreement, it shall be settled by Mora District Court as the first instance.
8. Liability and limitation of liability
8.1. Liability for damages
8.1.1 The tenant is responsible for compensating Sälengodset, the property owner and any partners for any claims, damages or costs arising from the tenant's actions, breach of contract or damage to the property.
8.2. Limitation of liability
8.2.1. The Tenant is aware that Sälengodset is not the owner of any of the mediated rental objects. Sälengodset acts solely as an intermediary and is only responsible for ensuring that bookings are handled correctly, payments are administered and that guests receive relevant information about their booking. Any claims for damages, losses or problems during the stay must be addressed directly to the property owner. Sälengodset assists in the communication but bears no responsibility for deficiencies in the accommodation beyond what is stated in this agreement.
8.2.2 Neither Sälengodset nor the property owner is liable for any indirect, incidental or consequential damages that may arise in connection with the tenant's stay. This includes, but is not limited to, loss of travel expenses, change of holiday plans, loss of earnings or other financial losses.
8.2.3. The maximum liability of Merchandise for any claims under this agreement is limited to the commission earned by Merchandise on the specific booking. Under no circumstances can Merchandise be held liable for amounts exceeding its revenue from the brokerage.
8.2.4. The maximum liability of the Property Owner for any claims under this Agreement is limited to the rental amount stated in the Booking Confirmation. Under no circumstances can the property owner be held liable for further compensation, including indirect or consequential damages.
9. Additional services and policies
9.1. Inclusive services
9.1.1 The rental price includes bed linen, one small and one medium towel per person, final cleaning and high-speed internet access.
9.1.2. Accommodation with a jacuzzi or swimming pool requires the tenant to follow the safety instructions provided.
9.1.3 Neither Sälengodset nor the property owner is responsible for technical problems beyond their control.
9.2. Property-specific information
9.2.1 Each resident has an information folder or digital document with specific information about the property.
9.2.2 The tenant is obliged to follow all instructions and guidelines set out in this document.
9.3. Snow clearance and outdoor maintenance
9.3.1 The tenant is responsible for keeping entrances and walkways free of snow during their stay.
9.4. Pets and allergies
9.4.1. Some accommodations allow pets, while others strictly prohibit them due to allergy concerns.
9.4.2 Unauthorised pets incur a cleaning fee of SEK 6,000 per stay.
9.5. Ancillary services
9.5.1 During their stay, the Tenant may purchase additional services, according to the options listed on the Sälengodets website.
9.5.2 Please note that not all additional services are available for all accommodation, as conditions may vary.
10. Privacy and data protection
10.1 Sälengodset processes personal data in accordance with the EU General
Data Protection Regulation (GDPR, 2016/679) and Swedish data protection legislation.

11. applicable law
11.1. These terms and conditions shall be governed by and construed in accordance with Swedish law.
11.2. Any disputes arising in connection with this Agreement shall be resolved
as regulated in section 7.2.
