Villa Åsstigen is a newly built mountain retreat in Sälen, completed in 2026, comprising two separate buildings on the same plot: a main house measuring 166 square metres and a guest house directly across the courtyard. Together, the property covers 190 square metres. The main house accommodates eight people, whilst the guest house accommodates up to four. Oak flooring, dark pine panelling and a consistently high standard of fit-out set the tone, and the cross-country ski trail begins about a minute’s walk from the door.
Two buildings – one home
What sets Villa Åsstigen apart from most mountain lodges is that guests can stay together without having to share every wall. The guest house is a little home in its own right, with its own entrance, kitchen and bathroom – just a few steps away, yet completely separate.
Kitchen and family room measuring 43 square metres – The heart of the main house is a single, open-plan room, with a long table, a seating area and a wood-burning stove.
A 12-square-metre hall – Spacious, with storage for the whole group’s kit and jackets.
A 46-square-metre loft – An open loft under the sloping roof, with windows at both ends. Sleeps two, plus a sleeping area for the younger members of the group – or anyone else who fancies it.
A guest house with a kitchen and a 14-square-metre living room – A private bedroom, a private loft and a private shower and bathroom.

Cross-country ski trails right outside – The MOGG track system can be reached in about a minute and is groomed during the season.
Alpine skiing in five minutes – It takes about five minutes by car to get to the Tandådalens and Hundfjällets car parks, and the ski bus stops about 150 metres from the house.
Walking and snowmobile trails – Walking trails lead on towards Tandådalen, and there are snowmobile trails in the surrounding area.

Ground floor
As you step into Villa Åsstigen, you’re greeted by a 12-square-metre hall – spacious enough for the whole group to hang up their coats and put away their gear without anyone having to step over anyone else. The oak flooring and dark pine panelling set the tone straight away: newly built, yet cosy. Straight ahead lies the heart of the house – a 43-square-metre kitchen and family room in a single, open-plan space. The long dining table stands beneath the windows facing the gable end, the sofa arrangement takes up space at the other end, and in between there is plenty of room to move about when several people are cooking at the same time. The kitchen is fully equipped, and a wood-burning stove makes the evenings just as they should be. A corridor leads on to the flat’s three bedrooms and the wet rooms: two shower rooms and bathrooms, plus a separate toilet. Adjacent to the larger bathroom is the four-square-metre sauna, so it’s just a short walk from the track to the warmth. At the far end is the utility room, where the heat pump, hot water heater and FTX ventilation system take care of the house without anyone having to give them a second thought. From here, the stairs lead up to the loft.
Loft
A flight of stairs from the ground floor leads up to the loft, the quietest floor in the house. Up here, the space is open all the way through – forty-six square metres beneath the sloping roof, with windows on both gables that let the mountain light stream across the floor first thing in the morning. The loft is the house’s extra room in the best sense of the word: a space that the household can shape according to their own journey. Here, the children can spread out with games and jigsaw puzzles whilst the adults remain seated at the dining table one floor below, and here, anyone who wishes to read in peace can find a corner out of earshot of the kitchen. The dark pine panelling extends up to meet the oak flooring, and the sloping ceiling makes the room feel lower and more cosy than the floor below. It’s a floor you go up to in order to unwind, not just to pass through. The loft has two beds and a sleeping area for the younger members of the group – or anyone who fancies it.
Attefall house
Right across the courtyard stands the Attefall house – a small home of its own, measuring just over twenty square metres, built with the same choice of materials and the same care as the main house. Inside the door is a small hall and a shower room and bathroom, followed by a kitchen and living area measuring fourteen square metres. The kitchen is fully equipped and has its own dishwasher, so whoever stays here can make their own breakfast without having to cross the courtyard. The bedroom is situated off the living area, and above it is a loft where an adult or two children can sleep comfortably. The Attefall house solves a problem that large groups often face: some people want to go to bed early, whilst others stay up late. Here, teenagers can have their own space, a couple can enjoy some peace and quiet, or the older members of the group can avoid sharing walls with the rest. At the same time, it’s just a few steps across the courtyard back to the main house – close enough to feel part of things, yet far enough away to enjoy some privacy.

For a fee of 185 SEK per bathrobe per person, we offer our guests the opportunity to fully enjoy our spa and relaxation area. Here, you can unwind in the hotel’s spa and relaxation areas and enjoy a relaxing moment in the sauna. We also have a spa lounge area where you can rest and enjoy the peace and quiet. The bathrobes are one-size-fits-all and are both soft and comfortable, enhancing your experience in our spa and relaxation area. Our aim is for you to feel pampered and completely relaxed during your stay with us. On departure, please leave the bathrobes together with the other towels and bed linen for laundering.
Late check-out at 12.00
We offer the option of a late check-out, allowing you to remain in the house until 12.00 for a fee of 2500 SEK. Check-out is normally by 10.00 at the latest, but by booking a late check-out, you can enjoy a few extra hours in the house and make your stay even more relaxing. Please note that late check-out can only be offered after checking with our cleaning company to ensure that additional resources are available for that day. We always strive to accommodate your requests and will let you know if it is possible as soon as we have confirmed it. Please let us know when booking if you would like a late check-out, and we will look into the possibility and ensure that everything is ready for your check-out at 12.00 if it is approved.
Early Check-in – 14.00
We offer the option of early check-in, allowing you to access the property from 2.00 pm for a fee of 2500 SEK. Check-in is normally from 4.00 pm, but by booking early check-in, you can start your stay earlier and have more time to enjoy everything we have to offer. Please note that early check-in can only be offered after checking with our cleaning company to ensure that additional resources are available on that day. We always aim to accommodate your requests and will let you know if it is possible as soon as we have confirmed it. Please let us know at the time of booking if you would like an early check-in, and we will look into the possibility and ensure everything is ready for your arrival at 2.00 pm if it is approved.
Extra cleaning during the week
We offer the option to book an extra clean during your stay for a fee of 6000 SEK per cleaning session. By booking an extra clean, you can enjoy an even more relaxing stay, with a fresh and clean home every day. Please note that extra cleaning can only be offered after checking with our cleaning company to ensure that resources are available on the day you require. We always aim to accommodate your requests and will let you know if this is possible as soon as we have confirmed it. Frequently asked questions
What are the cancellation rules and do I need travel insurance?
If you cancel more than 60 days before arrival, the rental amount will be refunded minus an administration fee of SEK 6,000. If you cancel 60 days or less before arrival, no refund will be made. We therefore strongly recommend that you have valid travel insurance that covers unforeseen events, so that you can receive compensation if something unexpected happens before or during your stay.
What is included in the rent?
Premium bed linen and towels, fully equipped bathrooms with hand soap and toilet paper, kitchen starter kit (dishwasher tablets, new dish brush, dishcloth, dish towels, kitchen paper) and final cleaning.
What is the payment deadline and when must the rent be paid in full?
The payment deadline is 10 days from the date of booking. The full rent must be paid and registered on our account before arrival, as access to the house is only given when full payment has been received.
What are the payment terms?
20% of the total amount (minimum SEK 6,000) is payable when booking more than 90 days before arrival. The final payment of 80% is due at least 60 days before arrival. When booking later than 90 days before the stay, the full amount is payable directly.
